Kendall, Florida

Kendall is an unincorporated suburban community located in Miami-Dade County, Florida. As of the 2000 census, the area had a total population of 75,226.

Geography Kendall is located at 25°40'0" North, 80°21'24" West (25.666781, -80.356533)1.

According to the United States Census Bureau, the Kendall region has an approximate total area of 42.3 km² (16.3 mi²). 41.8 km² (16.1 mi²) of it is land and 0.6 km² (0.2 mi²) of it is water. The total area is 1.35% water.

Demographics As of the census of 2000, there are 75,226 people, 28,482 households, and 19,652 families residing in the town. The population density is 1,800.7/km² (4,664.8/mi²). There are 29,669 housing units at an average density of 710.2/km² (1,839.8/mi²). The racial makeup of the town is 86.48% White, 4.45% African American, 0.14% Native American, 2.99% Asian, 0.03% Pacific Islander, 2.81% from other races, and 3.10% from two or more races. 49.91% of the population are Hispanic or Latino of any race.

There are 28,482 households out of which 33.4% have children under the age of 18 living with them, 51.0% are married couples living together, 13.8% have a female householder with no husband present, and 31.0% are non-families. 24.4% of all households are made up of individuals and 7.3% have someone living alone who is 65 years of age or older. The average household size is 2.61 and the average family size is 3.14.

In the region the population is spread out with 23.3% under the age of 18, 8.6% from 18 to 24, 31.8% from 25 to 44, 24.9% from 45 to 64, and 11.5% who are 65 years of age or older. The median age is 37 years. For every 100 females there are 88.5 males. For every 100 females age 18 and over, there are 83.4 males.

The median income for a household in the area is $51,330, and the median income for a family is $61,241. Males have a median income of $42,875 versus $31,416 for females. The per capita income for the area is $27,914. 8.6% of the population and 5.7% of families are below the poverty line. Out of the total people living in poverty, 8.0% are under the age of 18 and 10.9% are 65 or older.
